I've made this template. I will upload the files soon BUT before that I need your suggestions. [specially on colors, "hope this time anon's eyeballs wont fall out of their sockets"]

Rob : white is my fav color. But You have to be very careful choosing colors when you r working with white background. It requires a lot of hard work, and nobody will give it free. But dark backgrounds are comparatively easy to work with.

super design. one question: is the directory manually done or how did you the categories in it ? i would like to have main links in footer.

the directory is done progmatically, and not only that, it's dynamic.

i'll put the dynamic code back in there for you to see.
if you go back to the page, refresh and watch the menu text change.

(i can keep it all the same(alaska - fsbo through wyoming) or i can mix and match(alaska - fsbo, alabama - realty, wyoming - for sale)

Diversifying my site from others is my goal. If i posted the code, then all of the mod/code sucking vultures out there would just take without thanks (see VSDan donations amount for example). So sorry, no go.

i don'tlike the middle, personally, but the rest is good, and gives me that 'blog' type feeling. (which is a good thing)

yep! you got it!

i think it's really important(for any template) to keep the 'search' section as clean as possible.

you keep at it like this and you'll be making some really great stuff in no time!
